The baseline
The starting tier covers a complete standard renovation: strip-out, renewed surfaces, standard-range materials, doors and paint — the home made new, without luxury lines.
Old installations
Pre-1990 pipework and wiring usually must be renewed while walls are open — the single most common addition in Valencia's older housing stock.
Layout changes
Moving walls, and especially moving kitchens or bathrooms, adds demolition from €19/m², new partitions from €34/m² and re-routed services.
Materials
